Are you a licensed general contractor?
Yes. Construa LLC operates under Florida licensed general contractor registration , valid statewide. This license authorizes the firm to provide construction management, pull permits, and oversee construction work across all Florida jurisdictions.
What areas of Florida do you serve?
The firm is licensed statewide and serves projects across Florida. Primary concentration is in Central Florida (Orlando, Kissimmee, Daytona), Tampa Bay, and South Florida. The office is located at 601 N Magnolia Ave, Orlando, FL 32801.
How does the relationship with Apice Engineering work?
Apice Engineering & Architecture is a sister firm under the same principal, Daniel Jorge. It provides licensed structural engineering, architecture, and permitting services. This structure means the team that designs and permits the project is the same team that manages and builds it — eliminating the handoff failures that occur when those functions are split across unrelated vendors.
What types of projects are the best fit?
The work is most valuable on projects where the cost of getting it wrong is high: ground-up residential and mixed-use development, multifamily repositioning, complex permitting situations, pre-acquisition due diligence for investors, and owner's representation for out-of-state principals or family offices. The common thread is responsibility and consequence — not industry title.

What does a typical engagement cost?
Fees are structured based on scope, complexity, and duration. Most engagements use one of three models: monthly retainer (for advisory and ongoing PM), fixed fee (for defined-scope diligence or permitting), or percentage of construction cost (for CM engagements). The first conversation establishes scope before any fee discussion. There is no charge for the initial fit call.
Do you work with out-of-state owners?
Yes — this is one of the most common engagement types. Owner's representation is specifically designed for out-of-state principals, family offices, and investors who need licensed, independent oversight on Florida projects without being on the ground. Reporting, inspections, and decision support are handled remotely with regular documentation.
What is the difference between project management and construction management?
Project management covers the full lifecycle from pre-construction through closeout — planning, design coordination, consultant management, budget oversight, schedule management, and stakeholder reporting. Construction management focuses specifically on the build phase under a GC license — subcontractor oversight, means and methods, quality control, field execution, and inspection coordination. Many engagements include both.
Can you help evaluate a property before I buy it?
Yes. Due diligence and feasibility engagements are designed for exactly this. The evaluation covers site conditions, access and utilities, zoning and entitlement status, construction cost modeling, schedule realism, and regulatory risk — all before capital is committed. This is especially valuable for investors underwriting Florida deals from out of state.
